At KO Construction, we believe successful remodels are built on thoughtful planning, clear communication, and strong collaboration.

Whether working directly with homeowners, designers, architects, engineers, or trade partners, our role is to help guide the project from early development through final completion. By establishing expectations early and maintaining transparency throughout the process, we help create an organized and predictable remodeling experience.

01 Initial Consultation

We begin by learning about your goals, priorities, budget considerations, and vision for your home. This conversation helps us understand the project and determine the best path forward.

02 Proposal & Project Development

We develop a preliminary proposal based on the information available and work with you to refine the project direction.

For projects requiring additional planning, design coordination, permitting, or technical review, a dedicated Project Development & Pre-Construction phase may be recommended before a final Scope of Work is prepared.

03 Final Scope of Work

Once project details have been fully developed, we prepare a detailed Scope of Work outlining the approved project scope, specifications, allowances, and investment required for construction.

04 Construction Readiness

Before work begins, we finalize scheduling, coordinate trade partners, procure long-lead materials, secure required permits, and complete the planning necessary to prepare the project for construction.

05 Construction & Project Oversight

Throughout construction, our team manages daily site operations, trade coordination, scheduling, quality control, and project execution with a focus on craftsmanship, organization, and attention to detail.

06 Communication & Transparency

Clients have access to their Buildertrend Client Portal, providing visibility into schedules, project documents, financial information, change orders, daily logs, and project progress.

Our team also provides regular updates so you understand where the project stands and what to expect next.

07 Project Completion

As construction nears completion, we review the project together, address final details, and ensure everything is completed in accordance with the approved Scope of Work.


Not every project requires Project Development & Pre-Construction.

Depending on the complexity of the project, some homeowners move directly from proposal to construction, while others benefit from additional planning, design coordination, permitting, and technical review before a final Scope of Work is developed.

Project Development & Pre-Construction

Some projects benefit from a dedicated Project Development & Pre-Construction phase before a final Scope of Work is developed.

The purpose of this phase is to gather the information necessary to accurately define the project, coordinate with the design team, identify technical considerations, satisfy permitting requirements, and establish a clear path forward before construction begins.

By addressing these items early, we can reduce uncertainty, improve project accuracy, and create a more complete and build-ready Scope of Work.

Depending on the project, this phase may include:

  • Existing Conditions & Field Verification

    Site visits, field measurements, and documentation of existing conditions to support planning, design, and construction accuracy.

  • Design Team Coordination

    Collaboration with homeowners, designers, architects, engineers, and consultants to align project goals, design intent, and construction requirements.

  • Plans & Construction Documentation

    Development, refinement, and coordination of drawings, elevations, specifications, and other project documentation required for permitting and construction.

  • Engineering & Jurisdictional Requirements

    Structural engineering, code review, permit preparation, and coordination with local jurisdictions as required by the project.

  • Material & Finish Selections

Working alongside your designer and project team to refine materials, fixtures, finishes, and project details that influence the final scope and budget.

  • Scope & Budget Alignment

Integrating project findings, design decisions, technical requirements, and permitting considerations into a clear, build-ready Scope of Work and project budget.

When Project Development & Pre-Construction is recommended, these steps are completed before the final Scope of Work is presented for approval.
